East Roc Listings Rose, But Buyers Still Moved Fast

The Real Estate Data Aggregator counted 1,001 new listings across east roc in the three months ending July 31, 2026. That is up 12.1% from the same stretch a year before. More choices for buyers. More competition for sellers. Both things are true at once.

Here is what keeps it honest: 933 homes went pending in that same window, up 9.6% from a year earlier. Listings rose, but so did demand. The extra inventory did not sit around.

Inventory only grew 3.9% even though new listings jumped 12.1%. Buyers absorbed nearly everything that came on. That is the short version of this market right now.

The Federal Housing Finance Agency reported U.S. home prices were up 2.6% from July 2025 to July 2026. East roc is running ahead of that in most ZIP codes, as you will see below.

Speed: buyers are not waiting

In five of the eight ZIP codes, the Real Estate Data Aggregator put median days on market at 8 days. One ZIP came in at 12. None of them moved slower than that. If you are buying, you already know this.

Prices by ZIP: not one number fits all

The Real Estate Data Aggregator shows median sale prices ranging from $275,000 in 14445 to $570,000 in 14534. That is a $295,000 spread inside the same market. One area average tells you almost nothing about your street.

Most ZIPs saw prices climb. The Real Estate Data Aggregator shows 14445 up 25.6%, 14424 up 12.7%, and 14450 up 9.3% from a year earlier. Only 14564 dipped, down 1.1%. Not every block moves the same direction.

How much over list are homes selling?

The Real Estate Data Aggregator shows sale-to-list ratios above 100% in every ZIP. That means buyers are paying more than asking, on average, everywhere in east roc. But the gap is narrowing in some spots.

14424 stands out. The Real Estate Data Aggregator shows only 52.3% of homes there sold above list. That is the one ZIP where pricing right matters more than pricing high.

Under contract inside two weeks

The Real Estate Data Aggregator counted the share of homes going under contract within two weeks of listing. In 14445, that figure was 93.1%. In 14526, it was 88.9%. Even the slowest ZIP in this measure, 14424, came in at 61.3%.

Supply is still very thin

The Real Estate Data Aggregator put months of supply at 0.3 in 14445, 0.5 in 14450, and 0.6 in 14580. Even the highest, 14424 at 2.1 months, is well below what most markets call balanced. Six months is the usual benchmark for balance.

The national picture, for context

The Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Most east roc ZIP codes beat that. The agency also noted a 0.3% month-over-month gain in July, seasonally adjusted.

Realtor.com reported mortgage rates topped 7% in September 2026. That is a real headwind for buyers calculating a monthly payment. It has not stopped east roc demand, but it is worth knowing when you set a price or a budget.

Realtor.com also noted median list prices in the Northeast fell 3.8% year over year in September 2026, with price reductions on 15.2% of Northeast listings. East roc is not following that pattern, at least not through July 31.

  1. More listings came on in east roc in the three months ending July 31, 2026. Buyers kept up.
  2. Prices held or rose in seven of eight ZIP codes.
  3. Homes still sold in a week in most areas.
  4. The market gave buyers a little more to look at.
  5. It did not give them much more time.

One last thing. These are ZIP code numbers. One street can read very differently from the whole ZIP. A block with a lot of new listings can feel slower.
