Homes Here Still Take About 95 Days to Sell. So Why Are Sellers Still Getting Their Price?

Across the territory's twelve weeks ending September 20, 2026, the median sale sat at $459,900 and homes spent a median 95 days on market, yet sellers closed at about 95% of asking price.

If you've talked to anyone who's sold a house here lately, you've probably heard the same complaint: it just sits. Ninety-five days is a long time to keep a place show-ready, and that number is real. But there's a second half to that story that doesn't get repeated as often, and it changes how the first half should feel.

Here's what the data actually says. Over the twelve weeks ending September 20, 2026, the median days on market for sold homes across the territory was 95 days, based on 56 closed sales tracked in MLS sold data. That's the slow part, and it's not a small number. But the median sale-to-list ratio over the same window was about 95%, from 53 sales, and the median sold price was $459,900. Slow does not mean weak. Sellers are still landing close to their number. They're just doing it on a longer clock.

Look at Lake Placid on its own. The median sale price there rose about 51% compared with a year earlier, moving from $487,500 a year ago to $735,000 this period. That's a large jump for one market. At the same time, the average sale-to-list ratio in Lake Placid slipped about 3 percentage points compared with a year earlier, down from 97.9% to 94.6%. Prices went up, and sellers gave up a little more ground to get there. Those two things aren't in conflict. They're the same market cooling from a boil to a strong simmer.

Not every market moved the same direction. In Clayton, the median sale price fell about 28% compared with a year earlier, down from $372,500 a year ago to $270,000 this period. That's the one clear exception in the group, and it's worth naming rather than smoothing over. A handful of sales in a smaller market can swing a median hard in either direction, and Clayton is a reminder that "the territory" is really seven different markets sharing one report.

The speed side tells its own story too. In Lake Placid, the median time to pending ran about 88 days. In Houghton, the same measure ran about 12 days. Those numbers describe two different rhythms inside the same buy box, and it's a reason to be careful about applying one market's timeline to another.

In real terms, this means the person selling right now should expect the process to take longer than it did two or three years ago, but should not assume that means giving away the store. Buyers still have to compete for the right house, and the data backs that up: about 17% of sales across the territory closed over asking price. What would change this read is whether that sale-to-list number starts to slide further next period, or whether days on market keeps climbing. Those two figures moving together would tell a different story than the one here.
