The River's summer pipeline stayed fuller than the sales count
The Real Estate Data Aggregator counted 40 pending sales across the islands for the three months ending August 31, 2026. Only 16 homes closed in that same stretch. That gap is the story.
Around the River, summer closings only tell part of it. A lot of deals are still working through the pipeline when the season winds down. That is normal here. It is not a sign buyers walked away.
CNBC reported that purchase mortgage applications fell 7% for the week ending October 21, 2026, and were 18% lower year over year. Realtor.com put the 30-year fixed rate above 7% as of September 30, 2026. Higher borrowing costs are real. They slow things down. They did not empty the pipeline here.
Each market reads differently
Alex Bay, Clayton, Wellesley Island and Thousand Island Park are not one market. The numbers below show why it matters to look at your own ZIP.
| Alex Bay 13607 | Clayton 13624 | Wellesley Is. 13640 | TI Park 13692 | |
|---|---|---|---|---|
| Homes sold | 5 | 4 | 3 | 4 |
| Pending sales | 15 | 15 | 8 | 2 |
| New listings | 15 | 24 | 9 | 1 |
| Months of supply | 16.6 | 19.9 | 15.3 | N/A |
| Sale-to-list ratio | 99.9% | 90.5% | 96.5% | 102.9% |
| Sold above list | 40% | 0% | 33.3% | 50% |
What the pending count means by town
Alex Bay had 15 pending sales against 5 closings. The Real Estate Data Aggregator shows the median sale price there was $865,000 for the three months ending August 31, 2026. Homes that did sell moved fast: 8 days median on market, and 40% sold above list price.
Clayton had 15 pending sales too, but 24 new listings came in during the same period. That is more supply than the other ZIPs. The sale-to-list ratio was 90.5%, and no home sold above list. Sellers there are negotiating.
Wellesley Island is island living, bridge access and many seasonal homes. The Real Estate Data Aggregator counted 8 pending sales against 3 closings. A quarter of homes went under contract within two weeks of listing.
Thousand Island Park had only 1 new listing but 4 closings. Half of those sold above list price, and the sale-to-list ratio was 102.9%. Thin supply, real competition.
The wider rate picture
CNBC reported the average 30-year fixed rate fell to 7.41% from 7.50% for the week ending October 21, 2026. That is a small move. Rates are still high by recent standards.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national number. The River is not a national market. But it does tell you buyers have options and are using them.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national figure too. Your street may read differently from your ZIP, and your ZIP may read differently from that.
- The Real Estate Data Aggregator counted 49 new listings and 40 pending sales across the islands for the three months ending August 31, 2026. Buyers were still moving.
- Rates above 7% slowed closings but did not stop the pipeline.
- Each ZIP has its own story, and one street can look very different from the ZIP average.
