Rates are above 7%, but Fishers Landing still looks tighter than the rest

Rates topped 7% for the first time since January 2025, according to Realtor.com. That is real pressure on buyers everywhere. But Fishers Landing did not read the memo.

The Real Estate Data Aggregator counted 3.5 months of supply in ZIP 13618 for the three months ending August 31, 2026. That is the tightest number on the River by a wide margin. Every other ZIP in this market came in above 13 months.

For context, CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. Rates that high slow buyers down. In most of our ZIP codes, you can see that. Fishers Landing is different.

What 3.5 months actually means for sellers here

Under six months is generally a seller's market. Fishers Landing is well under that. The Real Estate Data Aggregator counted 13 homes sold and 11 pending in 13618 during those three months. Fifteen homes were for sale. That is not a lot of runway for buyers.

Median days on market in Fishers Landing was 55 days, per the Real Estate Data Aggregator. That is not fast. But supply is so lean that nearly 3 in 10 homes still sold above list price. The Real Estate Data Aggregator put that share at 30.8%.

The average sale came in at 98.9% of list price, according to the Real Estate Data Aggregator. Sellers did not have to give much away. That is a different story from what Realtor.com reported nationally: 20.8% of listings took a price cut in September, the highest share since October 2022.

How the rest of the River compares

Fishers Landing is not the whole River. The Real Estate Data Aggregator tracked the other ZIP codes separately, and they tell a different story.

Alex Bay (13607) had 16.6 months of supply, per the Real Estate Data Aggregator. Clayton (13624) came in at 19.9 months. Wellesley Island (13640) sat at 15.3 months. Hammond (13646) was at 13.8 months. All four are deep into buyer's market territory.

In Clayton, the Real Estate Data Aggregator found that 0% of homes sold above list price. The average sale came in at 90.5% of list. That is nearly a 10-point gap from asking. Sellers there had to work harder.

Alex Bay had a 99.9% sale-to-list ratio and 40% of homes sold above asking, according to the Real Estate Data Aggregator. That sounds tight. But 16.6 months of supply means a lot of homes are sitting. The homes that did sell, sold well. The ones that did not are still waiting.

What rates mean for the fall

CNBC reported that refinance applications dropped 56% compared with the same week a year ago. Buyers who need a mortgage are feeling it. Summer people who paid cash are less exposed, but they are a smaller slice of buyers than they used to be.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are still moving up, just slowly. That is the backdrop heading into shoulder season here on the River.

Shoulder season is when listings thin out and the serious buyers are still around. With supply already this low in Fishers Landing, that window matters more than it does in a ZIP sitting at 19 months.

In short
  1. Fishers Landing had 3.5 months of supply in the three months ending August 31, 2026, the tightest on the River.
  2. Rates above 7% (Realtor.com) are slowing buyers, but not enough to loosen this market much.
  3. Clayton and Alex Bay are a different story: supply is deep, and sellers there need to price carefully.
  4. One street can read very differently from the ZIP code around it.
