Inventory is up in east roc, but buyers still don't have much room

The Real Estate Data Aggregator counted 237 homes for sale across east roc in the three months ending July 31, 2026. That is up 3.9% from the same stretch last year. More competition is showing up for sellers. More choices are showing up for buyers. Neither group should read too much into it.

New listings tell a bigger part of the story. The Real Estate Data Aggregator counted 1,001 new listings across east roc in that same period, up 12.1% year over year. More sellers are deciding to move. That is real. But buyers are keeping pace: 822 homes sold, up 10.6% from a year before.

Realtor.com reported that Northeast median list prices fell 3.6% year over year as of September 2, 2026. East roc did not see that kind of relief pile up on shelves. Inventory rose, but demand rose right alongside it. For context, Realtor.com also reported that Midwest inventory grew the fastest of any region, up 10.5% year over year, and that even the West saw new listings rise 1.5%. East roc's 12.1% new-listing gain sits well above the West's number, and closer to the Midwest pace, yet the homes are still being absorbed.

How each ZIP code read

The eight ZIP codes did not all move the same way. That is worth knowing before you price anything.

14526 (Penfield area) doubled its homes for sale year over year, according to the Real Estate Data Aggregator. 14618 (Brighton) was up 61.1%. Those two ZIP codes added supply. Meanwhile, 14580 (Webster) dropped 22.7% and 14424 (Canandaigua) dropped 11.9%. Same market, opposite directions.

14445 (East Rochester) posted the biggest price jump: up 25.6% year over year to $275,000, per the Real Estate Data Aggregator. That ZIP only had 3 homes for sale, so a few sales can swing the number. 14424 posted the biggest dollar median at $431,500, up 12.7%.

Homes are still moving fast

Seven of the eight ZIP codes had a median of 8 days on market. 14424 was the outlier at 12 days. The Real Estate Data Aggregator also shows that in 14526, 88.9% of homes went under contract within two weeks of listing. In 14445 it was 93.1%. These are not numbers that say buyers have the upper hand.

The sale-to-list ratio tells the same story. The Real Estate Data Aggregator put 14445 at 125.9% of list price. 14526 was at 117.4%. Even the lowest, 14424, came in at 103.7%. Buyers are still paying over ask in every ZIP code tracked.

What the wider picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year from second quarter 2025 to second quarter 2026. The East North Central division led all regions at 4.5%. East roc's price gains in most ZIP codes fit that pattern.

CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate shapes what buyers can afford. It has not stopped sales here, but it does put a ceiling on how high prices can run.

  1. The Real Estate Data Aggregator counted 1,001 new listings and 822 sales across east roc in the three months ending July 31, 2026. Inventory is up 3.9%, but months of supply in most ZIP codes still runs under one month.
  2. Realtor.com reported Northeast list prices fell 3.6% year over year, Midwest inventory grew 10.5%, and West new listings rose just 1.5%.
  3. East roc did not follow the Northeast script.
  4. More homes are coming to market.
  5. Buyers are absorbing them just as fast.

One street can read very differently from the whole ZIP code. A block with no new listings this summer sits in a tighter market than the numbers above suggest. The reverse is also true.
