Fishers Landing is the tightest part of the River right now

The Real Estate Data Aggregator counted 3.5 months of supply in Fishers Landing (13618) for the three months ending July 31, 2026. That is the tightest number in this market. It means buyers have fewer choices there than anywhere else on the River right now.

For context, Realtor.com reported 1.16 million active listings nationwide at the same time. The national picture is looser. Fishers Landing is not.

Half of homes went under contract within two weeks

The Real Estate Data Aggregator found that 50% of Fishers Landing homes went under contract within two weeks of listing. That is the highest rate of any ZIP on the River in this period. If you are buying there, slow decisions cost you.

Sellers got 98.4% of their list price on average, according to the Real Estate Data Aggregator. That is not far off full ask. Pricing right still matters, but the market is working in sellers' favor.

How Fishers Landing stacks up against the rest of the River

Every other ZIP has more inventory sitting on the market. Alex Bay (13607) carries 27.6 months of supply, according to the Real Estate Data Aggregator. Clayton (13624) sits at 10.5 months. Wellesley Island (13640) is at 12.3 months. Hammond (13646) is at 13 months. Fishers Landing at 3.5 months is in a different conversation entirely.

Who went under contract fast, by ZIP

Speed to contract tells you how ready buyers need to be. Fishers Landing led at 50%, per the Real Estate Data Aggregator. Clayton came in at 40%. Alex Bay and Wellesley Island were slower. Hammond was slowest, with only 12.5% going under contract in the first two weeks.

Mortgage rates are adding pressure for buyers everywhere

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real number buyers have to work with. It does not change what Fishers Landing inventory looks like, but it does change what monthly payments look like.

Realtor.com also found that 20.8% of listings nationwide took a price cut in September, the highest share since October 2022. That is the national picture. In Fishers Landing, the Real Estate Data Aggregator shows sellers averaging 98.4% of list. The two stories are not the same.

What this means if you own in Fishers Landing

Fourteen homes sold and fourteen were pending in the same three-month window, per the Real Estate Data Aggregator. That is an even pace. Buyers are still active heading into shoulder season. That is not a given everywhere on the River.

21.4% of Fishers Landing homes sold above list price, according to the Real Estate Data Aggregator. Not every home did. But a tight market with motivated buyers gives a well-priced home a real chance.
