Fishers Landing is the tightest part of the River right now

3.5 months. That is what the Real Estate Data Aggregator counted for Fishers Landing in the three months ending July 31, 2026. Every other ZIP on the River sits at 10 months or more. That one number tells you buyers have fewer choices here than anywhere else along the water right now.

Realtor.com reported that 20.4% of listings nationwide saw a price cut in August 2026. That is nearly 1 in 5 sellers trimming their number before they find a buyer. Fishers Landing is not that market right now.

The Real Estate Data Aggregator counted 14 pending sales in Fishers Landing for that same period. That matched the number of homes sold and the number of new listings, all at 14. That kind of balance is rare on the River.

Alex Bay at 27.6 months is the other end of that range. That is a different market entirely. Do not read one ZIP as a stand-in for another.

What the tight supply means for buyers before freeze-up

The Real Estate Data Aggregator found that 50% of Fishers Landing homes went under contract within two weeks of listing in that period. Half. That is the highest share of any ZIP on the River in this data.

If you want in before freeze-up, the window is short and the right listings are not sitting around. That is not hype. That is what the numbers say.

What it means if you own in Fishers Landing

The Real Estate Data Aggregator put the median sale price in Fishers Landing at $365,575 for the three months ending July 31, 2026. Sellers averaged 98.4% of their list price. That means pricing still matters. You do not get to name any number and walk away happy.

CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. Rates at that level keep some buyers on the sideline. The ones who are moving in Fishers Landing right now are serious.

One street can read differently from the whole ZIP

These are ZIP-level numbers. One street, one road to the water, one parcel with dock access can sit in a very different spot from the ZIP average. That is true in Fishers Landing and everywhere else on the River.

  1. Fishers Landing had 3.5 months of supply in the three months ending July 31, 2026. That is the tightest reading on the River.
  2. Half of homes there went under contract within two weeks.
  3. Nationally, Realtor.com found nearly 1 in 5 listings took a price cut in August 2026. This part of the River is not that market right now, but pricing still has to be right.
