CNBC reported the average 30-year mortgage rate climbed to 7.49% the week of October 7, 2026. That number stops a lot of buyers cold in other markets. It hasn't stopped east roc.

The Real Estate Data Aggregator counted 916 pending sales across east roc for the three months ending August 31, 2026. That's up 14.1% from the same months of 2025. Buyers are still writing offers.

CNBC also reported that mortgage applications to purchase a home fell 15% nationally compared with the same week a year ago. East roc pending sales went the other direction. That gap is worth knowing if you're pricing a home right now.

How fast homes are moving

Speed hasn't really changed. The Real Estate Data Aggregator shows median days on market held at 8 days in 14618, 14526, 14580 and 14450, and 8 days in 14534 and 14445 too. 14564 sat at 9 days. 14424 came in at 10 days, one day shorter than a year before. None of those are long waits.

What sellers are getting over list price

Most homes here still sell above list price. The Real Estate Data Aggregator put 14445 at 123.6% of list, the highest in the market. 14526 came in at 117.7%, and 14580 at 116%. Even the lowest, 14424 at 105%, means sellers are still getting more than they asked.

Nationally, Realtor.com reported that 15.2% of Northeast listings took a price cut in September 2026. Here, sellers are mostly going the other direction. That said, the sale-to-list ratio did slip a few points in 14618, 14450 and 14424 compared with a year ago. Not a collapse, just a little less froth.

Supply is still thin

The Real Estate Data Aggregator counted 197 homes for sale across east roc for the three months ending August 31, 2026. That's down 5.7% from a year before. More buyers, fewer choices. That's why pricing still matters.

14564 had the most room at 1.3 months of supply, down sharply from 2.9 months a year before. 14424 sat at 1.6 months, also down. More supply than the rest of the market, but still not much.

New listings are up, which helps buyers

The Real Estate Data Aggregator counted 891 new listings across east roc for the three months ending August 31, 2026, up 8.7% from a year before. More sellers are listing. That gives buyers a few more choices without flipping the balance.

14445 was the exception. New listings there fell 48.7% to just 20. Fewer homes coming to market in a ZIP that also saw fewer sales. Worth watching if you own there.

Prices by ZIP

14564's price drop alongside an 80% jump in homes sold tells a specific story. More homes sold, at a wider range of prices. The median can fall when the mix of what sells changes. That's not the same as values dropping.

In short
  1. For the three months ending August 31, 2026, east roc had 916 pending sales, up 14.1%, while the national mortgage application rate for purchases fell 15% (CNBC).
  2. Supply is down 5.7% across the market.
  3. Most homes are selling in 8 to 10 days and above list price.
  4. Every ZIP is its own story, and one street can read very differently from the ZIP code average.
