822 homes sold in east roc, and buyers still kept pace

The Real Estate Data Aggregator counted 822 homes sold across east roc in the three months ending July 31, 2026. That is up 10.6% from the same months last year. Rates above 7% did not stop buyers from showing up.

Redfin and Realtor.com both reported mortgage rates above 7% in September 2026. That is real pressure on buyers. But the sales count here went up, not down. That tells you something about local demand.

More homes came on. The Real Estate Data Aggregator counted 1,001 new listings across east roc, up 12.1%. More competition for sellers, yes. But 933 pending sales, up 9.6%, says buyers absorbed most of it.

Each ZIP tells its own story

Median prices and speed vary a lot by ZIP. Here is where each one stood in the three months ending July 31, 2026, per the Real Estate Data Aggregator.

Most homes sold fast and over asking

Seven of the eight ZIPs had a median of 8 days on market. That is quick. And in most of them, more than 8 in 10 homes sold above list price. The Real Estate Data Aggregator put 14526 at 86.1% and 14580 at 86.3% above list.

14424 is the exception worth noting. The Real Estate Data Aggregator put it at 52.3% of homes sold above list, down 7.2 points from last year. Median days on market there was 12. It moves, but more like a normal market than the rest.

The sale-to-list ratio slipped a little in most ZIPs

Homes still sold well above asking, but the gap narrowed from last year in most ZIPs. That is a small, honest shift. Buyers have a little more room to work with than they did in 2025.

Realtor.com reported that 15.2% of Northeast listings took a price reduction in September 2026. East roc's sale-to-list ratios, all above 100%, tell a different story than the broader Northeast trend.

Supply is still thin

The Real Estate Data Aggregator put total homes for sale at 237 across east roc, up just 3.9%. Months of supply ranged from 0.3 in 14445 to 2.1 in 14424. None of those numbers say buyers have the upper hand.

Prices are mostly up, with one exception

14564 saw its median sale price dip 1.1% to $565,000, per the Real Estate Data Aggregator. That is the only ZIP where prices slipped year over year. Every other ZIP saw gains, from 1.3% in 14526 to 25.6% in 14445.

The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Most east roc ZIPs beat that number by a wide margin.

These are ZIP-level numbers. One street can read very differently from the whole ZIP. A house on the edge of 14618 and 14526 is not the same as a house in the middle of either one.
