The Real Estate Data Aggregator counted 7 new listings in ZIP 14744 for the three months ending August 31, 2026. That means choices are still coming on. And 4 pending sales says some buyers are still stepping in.

12.3 months of supply is a lot. That tells you buyers here have room to look around. It is not a frantic market.

The one home that sold went for more than list

The Real Estate Data Aggregator shows the one home that closed sold at 120% of its list price. Every home that sold went above asking. That is 100% of sales. So even with plenty of inventory, the right home still drew real competition.

The Real Estate Data Aggregator also found that 50% of homes went under contract within two weeks of listing. Half the new listings did not sit long. The other half took more time. Not every home sold fast.

Rates are making buyers do the math twice

Realtor.com put the national 30-year fixed rate at 7.40% in October 2026. That is not a small number. CNBC reported the average contract rate climbed to 7.49% last week. Those two numbers are close, and both point the same direction.

Realtor.com also found that a rate jump from the last week of August to late September cut buying power by $11,500 for a shopper on a fixed budget. That is real money. It changes what a buyer can offer.

CNBC reported that mortgage applications to buy a home declined 2% for the week. Refinance applications were 56% lower than the same week a year ago. Fewer people are moving money around at these rates.

Nationally, Realtor.com reported home prices down 1.4% year over year. The Federal Housing Finance Agency put U.S. prices up 2.6% from July 2025 to July 2026, and up 0.3% from June to July on a seasonally adjusted basis. Those two measures track different things and cover different periods. Neither one is the Test market.

In short
  1. Test saw 7 new listings and 4 pending sales in the three months ending August 31, 2026. The one home that closed sold at 120% of list.
  2. Inventory sits at 12.3 months, so buyers have choices.
  3. Rates near 7.40% are slowing some shoppers nationally, but competition still showed up here when the right home came on.
