6.1 months of supply, but only four homes for sale

The Real Estate Data Aggregator counted 4 homes for sale in ZIP 14744 during the three months ending July 31, 2026. That is the whole menu. When the market is that small, one listing changes everything a buyer or seller feels about their odds.

Six months of supply sounds like buyers have breathing room. They did, a little. But the Real Estate Data Aggregator got to 6.1 months using just 4 homes for sale and 2 homes sold. That math is fragile. One more sale and the number drops fast.

Every home that sold went above list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 112% for this period. That is not a typo. With only 2 sales in the count, one competitive offer moves that number a long way.

Not every home moved fast, though. The Real Estate Data Aggregator shows 33.3% of listings went under contract within two weeks. That is roughly 1 in 3. The others took longer. Pricing with care still mattered here.

What the national picture adds

Redfin reported that 21% of U.S. sellers dropped their asking price during the four weeks ending September 20, 2026. Test did not show that pattern in the closed sales, but the national trend is worth knowing if you are setting a price right now.

Realtor.com put the 30-year mortgage rate at 7.03% on September 24, 2026. That is up from 6.66% in the last week of August 2026. Rates above 7% slow buyers down nationally. In a market with only 4 homes for sale, even one buyer stepping back is felt.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Prices are moving, just not quickly.
